Form I application: It was agreed to condone the work that had been carried out without prior approval as the work had resulted in minimal impact on the heritage value of the existing house. However, no plan showing the work that had been carried out was submitted so that application remained incomplete.Form A application: Although the existing house was graded Grade IIIc, it was agreed that it could be demolished provided that the replacement building contributed to the streetscape and to the built environment in a similar way to the existing house.The proposal for the replacement building must be revised to take cues from the historic Maritzburg buildings. These may include concrete columned wrap round verandas (with or without balconies to replicate the verandas below), gables or articulated roofs, bay windows, vertical sliding sash windows, and the use of Firelight Satin red brick (the closest match to the old red brick currently available). While plaster bands around window and door openings are not related to the Victorian, Edwardian or Union period, plaster quoining to replicate stone quoins on corners and around door and window openings is acceptable. The proposal reflects two wings but they do not have the symmetry that is a strong element in old Maritzburg architecture.Not all of the above have to be incorporated into the design but where an element such as a veranda is in the design it should conform to the predominant style rather than reflected as modern element. Further requirements:A full set of drawings for the replacement building was required. The drawings must reflect the revisions required.A full set of as built drawings, coloured to show where the unlawful work was carried out, was required to complete the Form I application processing.The owner is the applicant and the case has been adjusted accordingly. However, a letter of appointment or a letter consenting to the uploading of the application by Randhir Gobind must be uploaded to the case in the appropriate box on Step 4.
