Microsoft 1968 South Africa (Pty) Ltd, intends to develop a data center (on Erven 5911, Extension 101), and a laydown area (on Erven 5912, Extension 101), on a part of Potion 249 of the farm Olievenhoutbosch 389 JR, in Kosmosdal, Centurion, (formally part of the remainder of Portion 2 of the Farm Olievenhoutbosch 389 JR) City of Tshwane Metropolitan Municipality (CoT), Gauteng Province in South Africa. The development encompasses Erven 5911 (13.3 hectares) for the data center and Erven 5912 (3.4 hectares) for the laydown area, totaling 16.7 hectares.
The proposed data center includes a double-story building, generator yards, two fuel farms, secure access and internal roads, parking, sewer and water infrastructure, water treatment compound, electrical substation, refuse area, loading bays, shredders for shredding data bearing devices, air handling units, adiabatic cooling for data halls, fiber connection, and landscaping using indigenous species.
The laydown area, integral during construction, will feature parking and drop-off areas, temporary offices, access points, storage containers, a temporary diesel storage tank (with a capacity ranging from 5 m3 to 20 m3), construction vehicles and equipment, stormwater management facilities, secure laydown areas, pathways, possible ablution facilities, proposed fiber and underground cable routes, main utility connection points, landscaping utilizing rescued Hypoxis and Boophone orange listed species naturally occurring on the site. Additionally, provisions will be made for bus/taxi drop-off points, secure access during construction, traffic separation, and Power and fiber access and servitudes – to be confirmed by the CoT.
