Proposal Description
Erf 2399, Summerstrand (here-after referred to as “the study area”) is located at the corner of Marine Drive and Admiralty Way in the Summerstrand allotment area which forms part of the townships of the Nelson Mandela Bay Municipal area. The property measures 5,7766ha in extent.
The study area will essentially be divided into 5 sites, but controlled by three different developers:
Site 1 – Is 16 346m2 in size and is the old Summerstrand Hotel that is being upgraded to accommodate more students.
Site 2 – Is 7 102m2 in size and is the parking lot of the Summerstrand Hotel that will be converted to host 3 residential units.
Site 3 – Is 9 080m2 in size and is the undisturbed area northeast of Site 1. In this section, it is proposed that the majority of the site be converted into parking lots as per the NMBM regulations and two triple-storey buildings be constructed to accommodate students. Sites 1, 2 & 3 will be managed and operated by the Applicant, Summerstrand Student Village (Pty) Ltd.
Site 4 – Is 18 001m2 in size and is the centre section north of Site 1. In this section, 7 building units of 5 storeys will be constructed to accommodate 1116 students in total. Site 4 will be managed and operated by Adowa, and in the future this site will be subdivided from Erf 2399 and Site 4 will be sold off to Adowa.
Site 5 – Is 7 251m2 in size and is the undisturbed area along the northwestern boundary of the property (Erf 2399). In this section, the retail/commercial development will take place. Access to the shopping centre will be via Admiralty Way and the site will be managed and operated by Arctilogix (Pty) Ltd. Similar to Site 4 this site will be subdivided from Erf 2399 and sold Arctilogix (Pty) Ltd.
