PROPOSED TOTAL ADDITION AND ALTERATION AND RECONSTRUCTION OF A LISTED BUILDING

The KZN Amafa and Research Institute (The Institute) reviewed the application on the 15 MAY 2024.

Please be advised as follows: -

  1. The applicant must submit 2 applications, one being for the reconstruction of a wood-and-iron building that was illegally demolished and which was a listed building. The second application deals with additions and alterations on the same property, for which plans were already uploaded.
  2. Create a new permit application for the reconstruction of the listed building, and upload all the plans for this, since the plans and permit for this already expired since it was issued on 26 February 2019 and three years is listed within the condition as a time frame to complete the reconstruction.
  3. Use the Case Number already existing (Case Number SAH24.22551) for the new proposed developments, namely: 3 blocks of 2x3 bedroom flats.
  4.  Please remember when you name your case to write the full address: e.g. Proposed Additions and Alterations on PTN 1 of Erf 332 of the Farm Sea View, being at 78 Hazeldene Road, Sea View, Ethekwini, Durban. Otherwise we must take extra time to edit the address so that the Portion and the Erf and everything is in the address.
  5. When you complete your proposal description, again enter the full address as shown in 4, with all the details of the plans: number, date and drawn by. 

Written responses/requests for review of the decision taken must be received via email to [email protected] within 30 days of the date of this letter or any decision contained herein will be considered final.

Extensions of 30 days may be requested; if additional information is needed or revised drawings, these documents must be submitted within 6 months of the date of this letter or the application will lapse and a new application and fee to be paid, is necessary.

If public participation is necessary, the applicant will be notified of the level of public participation necessary: For development and demolition applications the neighbours, ward councillor and heritage societies must be contacted. Owners and residents within 100m must be consulted for demolition applications. All documents submitted is retained for record purposes and interested and affected parties may apply to view the applications.
