Proposal Description
Note all the work done previously(with the exception of the recently constructed garage) was done by the property owner without any idea that plans were required to be submitted to the municipality prior to structures being installed even though they may seem temporary. The client needed the carport/awning structures in the past for parking her vehicles and a covered recreational area (see table above).
The client approached us to do plans for a proposed Garage and free standing carport at the front of her property. The other unauthorized structures were flagged and drawn as per what is built. We had notified her in the beginning & at plan submission stage to the municipality that; an AMAFA application needs to be done for illegal work. We were requested by the client to submit the application at the Local authority and get an answer in writing from the municipality to prove what we are saying is true and simply not just trying to make money off the client.
In terms of the newly constructed garage, this was constructed after our site visit to advise the client of an AMAFA application being required. The client wanted to build the garage as soon as possible blaming us for the delays (note that the application delays were in no way our drawing offices fault, and was simply the usual time taken for an application) and the client engaged with a construction company to build prior to plan approval.
