REFERRAL LETTER
The permit application for the above, received and reviewed on 18 December 2024 by the KwaZulu-Natal Amafa and Research Institute (The Institute) refers.
Please be advised as follows:
- The committee reviewed the further motivation submitted in mitigating the impact of the proposed work on the heritage value of the property.
- The committee did not accept the proposed alterations as they would impact negatively on the external appearance of the building on Seventh Avenue and the link between the two buildings would dominate the site.
- Concern was also expressed about the removal of the windows and doors on the front façade. The committee had previously required the retention of the balustrades on both floors of the building on 193 Seventh Avenue. This had been agreed to but was not shown in the new renditions.
- The committee therefore required that the glass link between the building be set back behind the windows on the south façade as shown in the draft rendition the architect had compiled and shared with the committee, including the retention of the windows on that facade. The architect undertook to take this proposal back to the owners and upload it to the case in the new year.
- It was agreed that the heritage resources on the property were worthy of a grading of Grade IIIc due to the contribution they made to the heritage significance of the area.
FURTHER REQUIREMENTS
The committee required revised drawings showing the link between the two buildings set back beyond the windows on the south façade of 193 Seventh Avenue (as shown on the draft proposal shared with the committee during the meeting), the retention of the windows on the south facade, and the retention of the balustrades on both levels.
Written responses/requests for reconsideration of the application or consideration of new information must be loaded to the case on Sahris (email [email protected]) within 30 days of the date of this letter or any requirements/decisions contained herein will be considered final. Extensions of this time frame can be requested upon receipt of motivation.
Required additional information or revised drawings must be submitted within six months from the date of this letter or the application will lapse and a new application will be required.
THIS LETTER DOES NOT CONSTITUTE FORMAL APPROVAL OF THE PROPOSAL SUBMITTED TO THE INSTITUTE. UNAUTHORISED WORK CARRIED OUT ON THE ABOVE SITE WILL BE IN CONTRAVENTION OF THE KWAZULU-NATAL AMAFA AND RESEARCH INSTITUTE ACT (5 of 2018).
