REFERRAL LETTER
The permit application in respect of the above, received and reviewed on 16 April 2025 by the KwaZulu-Natal Amafa and Research Institute (The Institute) refers.
Please be advised as follows:
- The application noted that the property falls within the Greyville Village conservation area and is protected in terms of the Appendix 7 to the Town Planning Scheme.
- The applicant had, nevertheless, altered the building without prior approval from either Amafa or the Municipality.
- The Koop drawings dated 13/06/2024 were only submitted with this application, dated 09/04/2025.
- Richard Stretton, the architect, was listed as the owner on SAHRIS but the owner is Realty Dynamix, represented by Harrichand Jhupsee and Realty Dynamix bought the property in August 2013, transfer January 2014.
- It was noted that several alterations had been carried out since the current owner bought the property.
- It appeared that all work had been completed, and all work carried out since the last approved plans must be shown as new work.
- An affidavit from the owner, stating why work had been carried out on the building over the years without prior approval should have been submitted with the Form I application.
The application was therefore referred for further requirements.
FURTHER REQUIREMENTS
- All work not shown on the previous approved drawings must be shown on the drawings as-built work.
- The owner must submit an affidavit explaining why the work was carried out over many years without prior approval from Amafa.
Written responses/requests for reconsideration of the application or consideration of new information must be loaded to the case on SAHRIS (email [email protected]) within 30 days of the date of this letter or any requirements/decisions contained herein will be considered final. Extensions of this time frame can be requested upon receipt of motivation.
Required additional information or revised drawings must be submitted within six months from the date of this letter or the application will lapse and a new application will be required.
THIS LETTER DOES NOT CONSTITUTE FORMAL APPROVAL OF THE PROPOSAL SUBMITTED TO THE INSTITUTE. UNAUTHORISED WORK CARRIED OUT ON THE ABOVE SITE WILL BE IN CONTRAVENTION OF THE KWAZULU-NATAL AMAFA AND RESEARCH INSTITUTE ACT (5 of 2018).
